Job Description

**** Includes rotating shift work. Will start on days for training and then will begin rotations and will require some nights



All candidates must be able to work on shifts that are:


(A DAY SHIFT) Three 12-hour days and one 4-hour day,


(B NIGHT SHIFT) Three 12-hour Nights and one 4-hour Night



Responsibilities:
The Operations Maintenance Technician is responsible for the care and maintenance of the Facilities Plant and associated facilities and utilities equipment and systems. Equipment includes, but not limited to chilled water, compressed air, fire water, and various other HVAC, refrigeration, plumbing and building management systems located throughout the property. Also, technician may coordinate subcontracted facilities maintenance and repair activities and assist other technicians as directed.



Essential Functions:



  • Insure safety is the number one priority. Follow all safety procedures (i.e., Lock Out/Tag Out, Electrical Safety, Confined Space, etc.) and wear appropriate Personal Protection Equipment (PPE) essential to the job

  • Individual must be highly motivated, a self-starter and a team player

  • Must be flexible and willing to work on a 12-hour shift that is required in order to operation and maintain the facilities plant utilities operations on a 24-hour, 7-day/week schedule

  • Works on HVAC, refrigeration and electrical equipment using appropriate gages, meters and test equipment

  • Maintains a strict Preventive Maintenance (PM) schedule including but not limited to: inspections, lubrications, necessary cleaning, and filter changes

  • Reads instructions, mechanical drawings, electrical schematics and sketches

  • Will be trained on operations of central centrifugal chillers, cooling towers, air compressors, air dryers, exhaust systems, VFD Drives, HVAC air handling units, and automated building management systems.

  • Monitors Building Management System to insure proper operation of air handling equipment and maintain normal operating conditions, making adjustments as necessary

  • Maintains and repairs pumps, motors, and valves, coils and piping associated with chilled water and compressed air systems throughout the plant

  • Read dials, monitor equipment, enter recordings into computer equipment and log all data

  • Read and understand repair manuals, specifications, drawings, and schematic diagrams

  • Analyze problems, recommend solutions, and initiate repairs

  • Takes daily readings of utilities equipment and makes corrections and notifications when out of operating parameters

  • Performs Preventative, Predictive, Corrective Maintenance work orders and building tours in conformance to established routines and schedules

  • Understands and complies with all Environmental, Safety and Health (ES&H) programs and procedures

  • Under general supervision, performs tasks that reflect substantial variety and complexity

  • Relies on experience and judgment to plan and accomplish goals

  • Performs other duties as assigned by Manager or Supervisor.



Qualifications:
High School graduate or possess a GED certificate


Experience: Minimum 3 years in an industrial or commercial business environment.




Preferred Qualifications:


Refrigeration Training/Tech


School Certification


EPA approved Universal CFC certification


Training in a Building Management System
