General Job Description

Perform a wide variety of skilled, pro-active, preventative, and complex equipment maintenance duties in support of the site Central Utility Plant (CUP), clean room manufacturing, Lab, and office environments. The position will report to the Maintenance and Operations Supervisor.

Roles and Responsibilities

Perform building operations, preventive Maintenance, equipment repairs, installations, and corrective maintenance on Central Utility Plant equipment such as boilers, chillers, chilled water pumps, condenser pumps, cooling towers, air compressors, boilers, and mechanical/HVAC equipment.

Perform daily chiller and boiler readings and submits reports as required.

Repair piping systems including pumps, motors, and valves. Understand and comply with all Environmental, Safety, and Health programs.

Inspect major systems and identify operating problems, perform complex troubleshooting, and implement repairs.

Perform rounds and readings to insure equipment is operating normally.

Perform building operations including building automation monitoring, alarm response, and implementation of corrective actions.

Support Engineering and customer request.

Develop PM and operational procedures and support continuous improvement efforts for the site.

Participate in the site Emergency Response Team (ERT) requiring completion of Hazardous Materials Training and Confined Space Training.


Position requires High school degree with at least 5 to 10 years of HVAC/mechanical experience and Associate's Degree (AA) or equivalent two-year college or technical school.

Experience working with high pressure steam boilers, centrifugal chillers, air handling units, cooling towers, air compressors, air dryers, heat exchangers, exhaust systems, VAV pneumatic controls, and building automation control systems.

Can read gauges, dials, monitoring equipment, and enter records into computer equipment and log sheets.

Must be able to read and understanding repair manuals, specifications, drawings, and schematic diagrams.

Can analyze problems, recommending solutions, and initiating repairs.

Has high attention to detail and excellent follow up skills.

Must have excellent verbal and written communication skills, and able to use Microsoft Office products (Outlook, Work, and Excel).

Capable of reading and understand blue prints and/or schematic diagrams.

Able to implement standard trade practices consistent with HVAC industry requirements.

Perform all duties in accordance with company and site safety standards. Be familiar with computerized maintenance management systems (CMMS) and the ability to retrieve PMs and enter PM data.

Other Desirable Qualifications

  1. Universal CFC certification and be able to maintain records for refrigerant loss/recovery.

  2. Boiler certification

  3. Electrical knowledge and trouble shooting.

  4. Controls knowledge.
