PRIMARY PURPOSE:


Be responsible for leading subcontractor management. Support site equipment and processes. Develop Operation and Maintenance's (O&M) management plan in order to provide proper equipment and process efficiencies with cost effective. The Coordinator will be responsible for the tracking all work from start to finish, providing updates and staying within budget.


QUALIFICATIONS:


Minimum Education/Certification:
HS Diploma


Special Knowledge/Skills:
Knowledge of coordination of projects/program development. Knowledge of HVAC and lighting systems. Ability to manage budget and projects. Strong organizational, communication, and interpersonal skills.


Minimum Experience:
Three years of experience in Contractor Management, mechanical systems design, construction, and/or maintenance, or closely related field


MAJOR RESPONSIBILITIES AND DUTIES:



  1. Ensure that coordinator is supportive of project leaders in developing, executing and closing projects.

  2. Maintain liaison with the Maintenance/Operations department and Principals and their staffs in order to provide optimum facility comfort.

  3. Employ effective interpersonal skills.

  4. Recommend sound policies and ideas directed toward construction management.

  5. Develop long-range plans for implementing innovations.

  6. Assist maintenance managers in evaluating HVAC and energy equipment maintenance staff to ensure effectiveness.

  7. Develop training options and/or improvement plans to ensure the best operation in the area of HVAC and energy equipment maintenance.

  8. Assume responsibility for compiling, maintaining, and filing all reports and other documents required.

  9. Work with/partner w/consultants when necessary to identify corrective measures.

  10. Work within developed budgets and cost estimates based upon documented program needs.

  11. Monitor all facilities design and construction activities.

  12. Review and recommend maintenance supply and equipment purchases to ensure energy efficient replacements are being specified.

  13. Understand energy purchase agreements and utility billing practices.

  14. Help client to implement the policies established by federal and state law, State Board of Education rule, and local board policy in the area of energy conservation.

  15. Provide regular reports as to the overall effectiveness of the program.

  16. Take the initiative to develop needed professional skills appropriate to project assignments.

  17. Demonstrate behavior that is professional, ethical, and responsible and serve as a role model for all staff.

  18. Articulate the client's mission and goals to the community and solicit its support in realizing the mission.

  19. Demonstrate awareness of company needs/goal and initiate activities to meet those identified needs/goals.

  20. Help with commission activities for projects.

  21. Analyze data to determine inefficient processes and equipment.

  22. Assist in the development of design, maintenance, and operation policies.

  23. Measure and verify the savings achieved.

  24. Evaluate, Commission and supervise specialist consultant.

  25. Conduct or arrange audits and surveys, performance tests and investigations.

  26. Collate comparative data and yardstick figures for benchmarking purposes.

  27. Demonstrate safe behavior.

  28. Know basic rule of thumb and construction philosophies.


SUPERVISORY RESPONSIBILITIES:


Supervise and contractors and various consultants assigned to the area of construction management.


WORKING CONDITIONS:


Periodic exposure to conditions in chemical environments, mechanical/boiler rooms, ceilings, roofs, and underfloor areas.
Occasional irregular hours.
